A summary of the costs you will need to pay

The amount you pay will depend on the type of Agreement you choose and the style and size of your pub. We have shown the items you will need to budget for. These are for guidance only. We will provide up-to-date information about your specific pub when you apply and at your pre-Agreement meeting.

Agreement costs payable to Greene King

  • Costs vary depending on the type of Agreement and include our legal fees.

Deposit payable to Greene King

  • A deposit is usually one quarter of your annual rent (Foundation Agreements may vary).

Ongoing costs payable to Greene King

  • Rent
  • Annual Premises Licence fees and any Licensing variation fees
  • Maintenance and Service Plan (for Tenancy and Foundation Agreements only)
  • Greene King's buildings insurance
  • Repairs carried out by us on your behalf
  • Machines Management Fee if applicable
  • Items you purchase from Greene King, eg: beer, promotions, training, paper copies of invoices etc.
  • Repairs Fund (for Lease Agreements only)
  • Administration costs - eg: for a Deed of Variation, duplicate Agreement, failed Direct Debits etc.
  • Interest charged on overdrawn Trade Account balances.

Other entry costs you may need to cover

  • Any stock and inventory you are buying from the outgoing Licensee
  • Business advice and professional fees - eg: Accountant, Solicitor, Surveyor, Stocktaker, Broker etc.
  • Moving costs
  • Miscellaneous set-up costs, eg: computer/internet access
  • Working capital
  • Marketing and printing costs
  • Opening food stock
  • Stamp Duty
  • Annual Premises Licence fee
  • PPL and PRS Licence fees.
