Lease Agreement Details

  • Minimum 10 year term with the option to increase in 5 year blocks to a maximum of 25 years. The standard term is 15 years.
  • Protected by the Landlord and Tenant Act 1954 unless we do not hold the Freehold title to the property - eg: where we have a Head Lease. If so, we will make this clear prior to your interview.
  • Free of tie on wines, spirits and minerals. May be subject to a tie on machines.
  • Annual changes in rent are linked to the Retail Prices Index (RPI). Our annual changes are capped. You will be informed of the level before you sign the Agreement. An open market Rent Review will be conducted every 5 years.
  • After 3 years, you could sell on your business to a third party. This is called Assignment.
  • You must attend the training provided by Pub Partners so that we can be sure that you are able to run your pub properly.
  • You must complete the BII Pre-Entry Awareness Training online course before we can grant you an Agreement.
  • You must provide us with the pub's certified accounts before your Annual Business Review and as requested, in line with your Agreement.
  • You have full responsibility for both the internal and external repairs of the property and keeping the building in repair.
  • Buildings insurance is provided by Greene King and recharged to you.
  • This is a 'put and keep' Agreement
  • We will require you to sign a Personal Guarantee.
