If you are thinking to lease a pub there are some important considerations to make, here at Greene King we are here to help you make the right choice.

There are a variety of ways of getting into the pub industry; some existing licensees have worked their way up from a bar tender to outright owner. This is a great way to structure a career in the industry as you will gain valuable skills, experience and will learn the business and management skills from the ground up. However you don't have to have worked in a pub all your life to lease a pub, if you have business acumen or other managerial experience you could be the ideal person to lease a pub.

What Is a Lease?

A Leasehold is a form of property or business tenure where the Leaseholder buys the right to occupy land or a building for a specified length of time. Until the end of the agreed Lease period, the Leaseholder has the right to remain in occupation of the property or business as a tenant paying an agreed rent to the owner.

What is a Greene King pub lease?

Greene King Lease Agreements are a minimum length of 10 years with the flexibility to extend in 5 year periods to a maximum of 25 years. As the Leaseholder, you do have the right to sell the goodwill of your Lease after 3 years. Greene King Lease Agreements are known as a 'fully repairing' which means that the Leaseholder will be responsible for all the on-going repairs and insurance for the building. Although you don't have any responsibility for improving the property, you still have to maintain it in a satisfactory state.

How much is a Greene King pub lease?

Your pub Lease amount will be set at the start of the Agreement for the first 5 years, and will be subject to the annual Retail Prices Index (RPI) increase. The increase is capped at 4.75%.

Horizon Lease Agreement

Summary

The HORIZON Lease Agreement is a Fully Repairing and Insuring (FRI) Lease of 10+ years. It is designed for experienced Licensees and requires a higher amount of investment than our other Agreements. The HORIZON Agreement is assignable after 2 years (subject to approval).

  • You must buy Beer, Cider and FABs (Flavoured Alcoholic Beverages) from Greene King. You do not have to buy wines, spirits and soft drinks from us, although they are offered at discounted prices.
  • Gaming machines are supplied through Greene King on a 50/50 profit split.
  • You must purchase the Inventory (Fixtures & Fittings) at the start of the Agreement.
  • Your rent will be capped and linked to the Retail Prices Index (RPI).
  • There are 5 year open market rent reviews.
  • You'll need to pay a Deposit of 25% of the annual rent (minimum £6,000).
  • You are fully responsible for both internal and external repairs to the building.
  • You operate your pub in line with our Standard Agreement Terms.

  • Your rent will be capped and linked to the Retail Prices Index (RPI)
  • There are 5 year open market rent reviews.
  • You'll need to pay a Deposit of 25% of the annual rent (minimum L6,000).
  • You are fully responsible for both internal and external repairs to the building.
  • You operate your pub in line with our Standard Agreement Terms.
