What's involved in setting up

Here's an overview of what you need to know to get into your dream pub. We've made it easy for you to start running your own pub business and take control of your life! Choose the pub that's right for you

  • Is the pub in an area you want to live?
  • Is the accommodation suitable for you and your family?
  • What type of customers use the pub?
  • Is there potential to grow the business?
  • Do you have the money and knowledge to make the most of this business?

How much will it cost?

Exactly how much money you'll need up front depends on the size of the pub you are taking on. The example is based on one with a rent of £30,000 per year.

Deposit – minimum £5,000 (equivalent to a quarter's rent).

Purchase of fixtures and fittings – approximately £20,000 for all the furniture, soft furnishings, ornaments, kitchen equipment etc.

Stock/Glassware – £6,000.

Training fund – £650.

Legal fees – £695.

Cash – £10-£15,000 for refurbishment, cashflow to cover your weekly rent, wages, outgoings and marketing – it's important to ensure that you have enough cash to get your business going.

Total: £42,345 – £47,345

The types of agreement

To run a pub, you have a choice whether to take on a Tenancy or Lease.

Tenancy – provides you with a low cost entry into a pub and is for three years which you can renew.

Lease – a higher cost of entry but the agreement is for ten years with the opportunity to increase in five year periods. You may need a business loan for this type of agreement as you are purchasing Good Will which you can sell on if you choose to leave the business.

The training you'll need

You'll need to hold a Personal Licence to run a pub. To get this, attendance on the National Certificate for Personal Licence Holders Course is required. Courses in Cellar Management and Go for Growth are also provided.
