LOCATION

There are few better locations in the Oxford area. Situated just off the Oxford ring road at the junction of the A40 leading to the city centre to the west and to London via the M40 to the east. Oxford city centre is a short bus journey away and Oxford Brookes University is within easy reach. The famous BMW factory is also on the doorstep providing an excellent business opportunity to attract workers and tradesmen alike.

TRADE AREAS

There is a large bar area immediately upon entering the premises and this is split into two clearly defined areas. The snug bar to the front of the building with views across the car park and across to the busy junction. The main bar is situated directly in front of you and is a great meeting point for chatter or for watching SKY sports. Further on through is the dining area with approximately 40 covers and this is served by a fully equipped commercial kitchen. £37,375 to include: fixtures & fittings approx. £25,000, stock, glassware, crockery, cutlery, fuel & cleaning materials £5,000, legal Fees £695, annual licence fee £180, brokers & stocktaking fees £850, training fee £650 and security deposit £5,000 min.

RENT

£37,000 per annum, £712 per week fixed and subject to annual RPI increase (tracker capped at a maximum of 4.75%) on anniversary of agreement. Paid weekly by direct debit.
