The village of Odell is the smallest of the Ouse Valley villages, with about 200 households. Though small, it has a lively, thriving community in which every age group is represented. Odell is situated in the north of Bedfordshire, near to the borders of Northamptonshire and Buckinghamshire. The pub backs onto a large country park with direct access to the beer garden and which is a popular stop off for walkers and ramblers.

AGREEMENT DESCRIPTION

3 YEAR Free of tie Rolling Agreement free of tie on wines, minerals & spirits (machines),(Packaged beer and FAB's). No rent review and a capped RPI increase at 4.75%. Service agreement to include repair and maintenance package.

COSTS

£32,000 which includes £15,000 fixtures & fittings,£3000 stock, glassware, crockery, cutlery, fuel & cleaning materials,£850 legal,£1500 brokers and stocktaking fees,£1500 rent in advance, security bond of £5,000 and working capital £5,000.

RENT

£35,000 per annum, £673.08 per week fixed and subject to annual RPI increase (tracker capped at a maximum of 4.75%) on anniversary of agreement. Paid weekly by direct debit.
