The Anchor is a high quality village local set in the affluent area of Hutton adjacent to the busy Preston suburbs of Longton and Penwortham.
The site has had an internal refurbishment in the past to create a good quality local pub proposition. We are looking for an experienced licensee with a clear vision to grow the business through a strong mainstream food and drink retail offer and high housekeeping/service standards.
The refurbishment included a full internal redecoration, new flooring including timber, tiles and carpet helping to define trading areas. The bar serveries have been enhanced and there is a modern open plan food service counter alongside the main food service area. Externally, a recent signage scheme has ensured the pub makes a highly visible impact in the area and to the high volume of traffic noted on the A59 between Preston and Southport/Liverpool. There are also external drinking areas to the front and side of the site with seating to attract summer time trade and encourage al fresco drinking. The new Publican would be expected to complete the re-presentation of the rear sports bar with support from GK.
A strong mainstream food and drink offer is needed at the Anchor to maximise footfall from the plentiful local population and available destination trade. The successful licensee will be able to communicate well with existing and potentially new customers through strong promotional and marketing activity. The site also has the opportunity to develop strong sports led custom in the separates sports style bar, which is also able to be utilised for private bookings/parties.
The current pub offer comprises a long bar/dining area, a sports bar and games room and a conservatory which be used to cater for small functions. The upper floors are extensive and there may be potential for letting rooms (not currently developed) and external seating areas at the front and the side of the property. The Anchor is situated just off the busy A59 in the prosperous village of Hutton, just outside Preston. Local demographics suggest there are around 54,000 potential over 18 customers residing within a 3 mile radius of the pub. The proximate housing is largely private family owned suggesting good potential for a family friendly offer.
Hutton itself is an affluent area with a high percentage of locals fitting into the professional demographic. A broad mainstream draught beer/lager offer with complimentary wines and spirits is vital to ensure that the majority of the available local customer base is catered for. There is a strong competition in both Longton and Penwortham areas therefore a strong retail offer with great service standards is required.
