The Anchor is a high quality village local set in the affluent area of Hutton, just outside Preston.

The site has just had an internal refurbishment, turning it into a quality local pub. We are looking for an experienced licensee with a clear vision to grow the business through a strong retail offer and high service standards.

The refurbishment included a full internal redecoration, new flooring including timber, tiles and carpet helping to define trading areas. The bar serveries have been enhanced, and there is a new food service area added alongside a central food service area. Externally new signage will help the pub make an impact on the local competition. There is also be a drinking area at the front of the site, with seating to attract summertime trade and encourage al fresco dining.

A strong offer is needed in the Anchor with food being at the forefront. The successful licensee will introduce a good quality, modern, locally sourced menu, alongside a good range of cask ale and world lagers. The site also has the opportunity to develop a large function room which will enable the operator to gain custom through, parties, weddings and hiring the room out for meetings.

Currently the pub offers a bar and games room with a conservatory which doubles up as a function room facility. The upper floors are extensive and there may be potential for letting rooms (not included in the refurbishment) and external seating areas at the front and the side of the property. The Anchor is situated just off a busy A road in the prosperous village of Hutton, just outside Preston. Local demographics suggest there are around 54,000 potential customers residing within a 3 mile radius of the pub. This is just the over 18’s so the potential to attract families is even greater.

Hutton itself is an affluent area with a high percentage of locals fitting into the professional demographic. High quality world lagers and cask ale can be used to attract custom. There is a high amount of competition in the local area therefore a strong retail offer with great service standards is required.
