We are seeking entrepreneurial operators who will build on the local relationships within the village community, transform the food offer to make the pub a 'dining destination', and improve the performance of the pub's bedroom accommodation to allow the pub to reach its true potential. We are willing to invest in the pub with the right experienced operators who share our vision to maximise the Bell to its full potential.

The pub is split into several separate trading areas within the main building and grounds comprising of; a lovely bar area with traditional Cotswold stone floors, a feature well running through the pub, open fires in the main bar areas and dining area, a separate sports area adjacent to the main bar where the local darts, pool and traditional pub sports teams convene for their weekly challenges, extensive outside areas where there is seating that could be used for up to 60 people, a children's outdoor play area, an Aunt Sally area where the traditional Oxfordshire leagues play their weekly fixtures and a back of pub area where there are 24 outside covers for those who want a quieter area to enjoy their refreshments.

There is limited accommodation which would be suitable for a small family but is in good condition with good central heating installed. Location

The pub is located in the Cotswold Village of Ducklington and next to the church in the village which is approximately 10 minutes from Witney off the A415 and inbetween Witney and Standlake. Ducklington is famous for its large village duck pond and a great community spirit where the local ducks are given right of way through the village. There are many locally used walking routes, excellent fishing in the lakes at nearby Standlake and many other Cotswold attractions within 20 minutes drive for the people who stay in the pub accommodation.
