For readers who haven’t considered running a pub in Southampton before, it’s a great place to be. In the last few years there’s been significant investment poured into the city, especially in the West Quay development. This is attracting big name brands, businesses and visitors to city, creating opportunities for established hospitality businesses to cater for a growing population’s needs.
Southampton is also on the map for it’s transport links – with the docks and ferry terminal, airport, and great road and rail connections. Combined with city centre regeneration, Southampton has goals to become the capital of the South.
Southampton also has a premiership football club! Another big attraction for residents and visitors alike.

The Richmond, Portswood Road, Southampton
Situated just 10 minutes from the city centre and the docks, is the Richmond Inn. This community based pub is a focal point for locals in the area, a real community hub. The pub is situated in a residential area of the city on a traditional high street. There are plenty of thriving retail business on Portswood Road, providing residents with their day-to-day needs and places to go out like the Richmond Inn.
Our current tenants have done a fantastic job of creating a welcoming local for residents, students and the local business community, and this has given them an excellent lifestyle business to now hand on to the next tenant. We’re delighted that their second pub is also with Greene King, and if the Richmond Inn is anything to go by they’ll make a great success of it.
So what’s going for the Richmond Inn?
This pub is an established pub with an offering of at least four cask ales, as well as lagers, wines and spirits. With an excellent throughput of cask ales, we expect the new tenant to continue to meet customer demand by offering them a varied range of traditional pub drinks.
Currently the pub has a small food menu with good demand for Sunday roasts. There is scope to increase the food offering, although prospective tenants should be mindful of competition in the area from local restaurants, fast food outlets and takeaways.
Unusually for a town centre pub, The Richmond boasts a beer garden and covered patio area providing additional trading space and an added attraction for customers. It also has a detached function room that lends itself as a venue for local community groups and clubs, meetings and events.
The Richmond has a loyal customer base that comes back time and time again for the atmosphere and ales. It also puts on regular events for customers such as karaoke evenings, discos and some live music nights.
In the last three years the pub has had a full interior refurbishment as well as exterior refurb with new signage. It’s all ready to go!
Is the Richmond Inn right for you?
Rob Ayling - Business Development Manager for our South Coast pubs - says he thinks it’s an excellent opportunity for someone who wants to continue the good work already put in. If you want to be part of the local community, run a lifestyle business with accommodation on site, take on an established pub business with a loyal customer base; this could be perfect for you.
“I think it would suit someone coming into the pub trade for the first time who wants to become part of the local community, create a focal point and make the Richmond Inn the goto place in the area. It would also work for someone who’s run a pub before who has a few fresh ideas and a different viewpoint to take it forward into the future. It’s a solid pub business.”
