Minimum £18,500 which includes stock, glassware, crockery, cutlery, fuel and cleaning materials, legal, brokers and stocktaking fees, training fees, working capital and deposit which is 25% of head rent. Fixtures and Fittings are still to be valued (circa £25,000) Once Fixtures and Fittings are valued the total entry cost will increase.

Agreement description

Standard Tenancy Agreement
A fixed 5 year term agreement.

•Rent set at the start of the agreement, subject to the annual Retail Prices Index (RPI) which is capped
•Flexible pricing options available
•Greene King is responsible for the structure of the building
•Ability to end agreement with 6 months notice at any time with standard notice fee equal to 3 months rent

Location

The Burnett Arms is located in the picturesque rural village of Kemnay, approximatly sixteen miles from Aberdeen. The premises are used by locals, travelling business people and also frequent day visitors to the area. The village name Kemnay is believed to originate from the Celtic words that mean "little crook in the river” due to the village location on the bend of the River Don.
