Pub overview

Great traditional town centre local with scope to improve existing consumer base.

This is an excellent and well presented town centre pub which has come to the market due to the current tenant wanting to retire from the trade. The business has been built up by the current tenant over the last 10 years but presents a new operator with an opportunity to develop the business further by maximising its position and opening all day. The site is well known local, specifically when the sun shines as the benched area to the front offers the perfect sun trap and is a convenient place to sit and watch the activities up and down the High Street.

Entering the site from the central front door, there is a bar servery directly in front of you and seating to either side in the bay windows. Towards the right is a door leading to the toilets and access to the lounge area, this also has its own access to the side of the pub. Externally to the front is a large terraced area which is very well used during sunny days, to the rear is a lawned garden with Skittle Alley. Skittles is still a very popular team sport within Nottingham and the Shire.

The business is located on the High Street in Kimberly Nottinghamshire. Kimberley is a town lying 6 miles northwest of Nottingham along the A610. The town grew historically as a centre for coal mining, brewing and hosiery manufacturing. Together with the neighbouring villages of Giltbrook and Greasley, it has a population of around 6,500 people. The business has a strong regular customer base who enjoy the traditional offer and the site really comes into its own when the sun shines as the beer terrace to the front is the location of choice for the community. The site benefits from a number of pubs close by which act as a draw to the surrounding area due to the choice being offered.

“ The Gate is a well used business, sitting on the main road in Kimberley. The pub is a town centre local benefiting from circuit trade at weekends and regular guests throughout the week. There are great opportunities to further this trade and to take advantage of the potential in developing a catering offer and further developing the trading areas. You'll be able to put your own stamp on this business and have the confidence of a very stable foundation in which to do it. ”
