The Hop Bind is located in a sought after village location just north of Cambridge. It is situated on the high street which is highly visible and a main commuter link to the city. The pub has a great weekend business and a solid weekday trade. It is known for 'sport', it shows Sky Sports and has 2 plasma screens plus there is a summer and winter darts team. Live music is popular on bank holidays and quiz nights have worked well in the past - both of these activities could be done more frequently.

The external courtyard has lots of covered space making it appealing to smokers and in the summer BBQ's prove hugely popular. The pub has enjoyed stable and good barrelage levels for many years, yet there is plenty of room for growth with additional community led events and activities as well as the introduction of a simple food offer to compliment the drinking trade.

The Hop Bind has one large trade area which is in good condition. There is a mixture of casual seating some high level near the darts area, a sport viewing area to the rear and there is low level snug type seating near the fireplace to the front of the pub. There is a large outside courtyard area accessed opposite the bar, plus plenty of covered seating and a retractable canopy making it very good for smokers. There is a good size basement cellar and an upstairs kitchen with working hatch that can deliver food straight to the trade area the level below.

Location

Cottenham is 6 miles north of Cambridge city centre and within easy commuting distance. It has great road links to the A14, M11 & A1. The pub is at the heart of this busy village with numerous local businesses and shops. There are 2 schools in the village and 2 GP surgeries along with a supermarket, restaurants and takeaways nearby.
