Pub overview

An excellent country dining pub presented to a very high standard. Listed as one of Liverpool's Top 50 pubs to eat in, the pub has an excellent reputation. Fully invested both internally and externally in 2017, this pub represents an excellent opportunity for an experienced hands on food operator to take the pub to the next level and really build upon the existing levels of trade

The pub is an excellent example of a modern English pub serving a great range of drinks and a high quality mainstream food menu. The current operator has worked hard to establish the pub as a well respected destination dining pub serving the needs of a wide range of customers including families whose children will love the modern children's play area to the rear of the building. With excellent car parking and substantial outside drinking/dining covers, the pub really comes into its own during summer months. The recent introduction of BT Sports viewing is attracting a new customer base keen to eat and drink whilst watching a wide range of televised sports that are discretely shown to compliment the traditional good quality pub trade.

Please not although the ingoing costs are shown at £49,650, we have an Assisted Purchase agreement available to help purchase the F&F and the minimum ingoing costs we would accept is £23,400.

The pub is open plan but with various well defined areas that could be easily segregated for larger parties/groups. Serviced by a single bar and catering kitchen, the trading space can effectively cater for all potential customer groups. There are well defined and presented outside drinking and dining areas that are popular during warm weather periods. There is also a small modern play area to the rear of the pub that is popular with younger children.

“ A really well presented modern country pub, which benefitted from a full investment in 2017. This pub represents an excellent opportunity for a hands on publican who can deliver excellent hospitality and a great mainstream food offer. The rewards from this high potential pub could be significant for the right operator with the right skill set and vision to develop the pub to its full potential. ”
