The Bird Cage is a well-regarded, late night venue, located on the busy and popular Tomblands, in Norwich city centre. The site is 100% wet led and is famous locally as a late-night venue, with regular live acts. Currently, the site operates without a kitchen, but there is a shell of a kitchen which was last used some years ago, with investment this could be used to introduce a food offer. The pub is popular with Bohemians and students looking to socialise and enjoy live music. Due to the current trading restrictions caused by the pandemic, the new operator will need to use the opportunity to become an all-day venue and build upon the solid foundations of the business. The Bird Cage is well loved locally, and we expect interest to be high.

The Bird Cage is located on Pottergate, right in the heart of the Tombland area, which is surrounded by quirky narrow streets, various shops, bars and restaurants.

Standard Tenancy Agreement A fixed 5 year term
Entry costs approximately £25,625.00, which includes stock, glassware, crockery, cutlery, fuel and cleaning materials, legal, brokers and stocktaking fees, training fees, schedule of condition, working capital and deposit which is 25% of head rent. Fixtures and Fittings are valued at approximately £3,500 and the final valuation will be confirmed on change day. Please note the in going tenant will need to fund new F&F as the outgoing tenant has chosen to take the majority of F&F with them.

As you walk in the front door you see the main bar and small bar area. This then leads through to a corridor with toilets off to the side and along to a lower level area. In the past this lower level would have been used as a dance floor/seating area with a stage and separate sound room.
