SEASIDE TOWN CENTRE PUB
As the oldest pub in Rottingdean, the Black Horse is a traditional pub. The site is decorated based on Rottingdean's strong history of smuggling - of which the Black Horse was most definitely a key component! The pub consists of a main bar and dining area featuring an old log burner and a second bar which represents the pubs history. The small snug area is located in the oldest part of the building and sits upon the original smugglers tunnels. Quality home cooked food should be at the heart of the pub, where a sales split of 50/50 should be expected.
The Black Horse is set in the picturesque coastal town of Rottingdean which is a 10 minute car journey from Brighton. The site is a 5 minute walk from the sea, located in the high street on one of the main roads into the town. To the North East you have the town of Lewes which has a good rail link into the surrounding areas. There are competitors within Rottingdean, however none that has the same unique offer like the Black Horse.
