The Ord & Sceptre (formerly know as the Deers Leap) is a great opportunity to operate your own Pub Business with our Pub Franchise Agreement. We will offer you a quality pub asset and set up the business for you and is an ideal way for experienced pub managers to run their own business. In return we will expect you to be energised and genuine with your customers, become an active part of the community and get to know your regulars whilst being nicely nosey. Live sports, pub food and regular events will be at the heart of the pub to attract a broad customer base.

Location

The Deers Leap is situated on the busy Wootton Road, in the civil parish of Gaywood, Kings Lynn. This is a prime location for a pub with the vast amount of traffic passing each hour and is surrounded by residential housing. Kings Lynn is a large, busy Town, hosting national retailers and is the primary retail centre in West Norfolk. It has excellent transport links to the busy A10 & A47 roads, as well as being a short drive from the beautiful North Norfolk coastline.

Agreement

Pub Franchise Agreement is an agreement for people who have Pub Management experience but are looking to find a simple way to run their own business without having a huge entry cost. You pay • £5,000 We give • Greene King sets up the pub and takes liability for the property and pays all running costs including stock. • We also supply marketing, training and ongoing support. You get • You’ll be paid a management fee of £20,000 so you will have a guaranteed income. • You will be paid a percentage of weekly sales known as the variable management fee. • You can earn bonuses based on business performance and standards audits. • Private accommodation where available.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £2,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.
