White Lion

60 Southam Road, Radford Semele, Leamington Spa, Warwickshire, CV31 1TE

THIS PUB IS READY TO GO, ALL WE NEED IS YOU

The White Lion is a beautiful, characterful Pub, which has benefitted from a recent £160,000 refurbishment project and is in fabulous condition. Situated in the affluent Village of Radford Semele, the Pub benefits from being on the busy A425 and has a large car park, so destination dining should be on your agenda. This site has potential for a good food and drink offer to attract both local residents and those passers-by. We are looking for an experience operator with food experience, who can be at the heart of the local community, whilst also attracting trade from a wider area. At the White Lion, you will benefit from little surrounding competition, so the tools are in place to build a great business!

Location

Radford Semele is around 2 miles outside of Leamington Spa and is a self-contained village. The pub has a large frontage onto the A425 and benefits from a large car park that’s open to the road too – making it perfect for passing trade as well as local residents. Nearby are mostly period, detached houses but there is also an up-market housing area within a stone’s throw of the business. With a high level of home ownership and most people working in managerial and supervisory roles, this represents an affluent potential customer base. Residents are older than the national average and most households have only 1 or 2 occupants, which implies a high number of ‘empty nesters’ looking for a place to spend their money

Our recent investment in the trading space created a comfy bar area while retaining a casual dining room. The garden offers a partially covered patio with poser height fixed seating and four 8 seat dining pods add some fun and interest to the lawn area.
