Pub overview

This pub is in a great location with high prominence on the busy main road. It offers a large open plan trading style with a catering kitchen, front of house pizza oven and offers wide range of cask and craft beers. Built over three floors it offers the right person a great living accommodation close to the city centre and in the busy town of Crookes. It has been recently refurbished to a high standard, which will make the perfect business for someone looking to grow and develop a food business with a cask ale and craft beer theme.

Invested in 2015 &16 this site has only become available due to unforeseen circumstances giving the right operator a great opportunity to pick up this business and take it to the next level.

Its already established as a great place for its pizza offer with a fantastic range of cask and craft beers. Therefore, we are looking for someone who can drive the wet sales and grow the large local business trade too.

Its open plan, one central bar operation makes for ease of use and with the front of house pizza oven making a great selling point for the pub.

Surrounded by houses there is a large locals trade to be targeted and with locality close to the two city universities and Crookes being a popular residence for the many thousands of students, we also have a mass market for meal deals and beer deals to attract the younger target market too.

Open plan single bar operation. Segmented areas enable drinking and dinning to run side by side. Large trade space allowing for the many customers to sit comfortably on busy nights. The front of house Pizza offer is served by a catering kitchen to the rear making for ease of service and potential to develop other food avenues other than Pizza.

Trading volumes

Year Beer (Brls) Wine & spirits (Ltrs) Minerals (Ltrs)
2016/17 133 2,423 4,741
2015/16 175 2,200 4,154
2014/15 285 725 4,178
Volume notes The site moved from Sports wet led to food and cask/craft in 15-16. As such a volume decline was expected due to the change in the offer. With the new operator we would look to develop the food offer and drive the wet business and gain back some of the lost business available.
