Pub overview

A clear sense of focus required to grow this business.

This Strathaven is in a prime location and has been an excellent business. It was completely refurbished in December 2016 to create a modern retail space that appeals to residents and visitors to the town. At first, trade was excellent and the pub was considered ‘best in town’ but a series of successive operators changed the focus and stopped selling food which was a prime component of the original offer. We are looking for a dedicated and determined operator who can re-establish the reputation of this pub and bring food sale back up to previous levels. If you wish, we can help you by introducing the Greene King Food & Supplies Service where you take advantage of our buying power to supply, menus, training, ingredients, marketing and even the crockery – which will mean you can concentrate on sales.

With additional income from 2 letting rooms and a function room, you’ll need to be on your game to juggle all aspects of this successful business and stay focused.

Please note although the rent is shown as £35,800 we are offering rent steps in the first year which are shown below:

Month 1-3- £10,000
Month 4-6- £20,000
Month 7-9- £30,000
Month 10-12- £35,800

The pub boasts open plan bar/ lounge, function room and beer garden. A new fitted kitchen was completed December 2016 and has delivered a substantive food offer which was well received by the locals. You’ll need to re-establish the food side of the business as well as manage income from entertainment, sport, drink, the private function room and letting rooms to create a balanced portfolio of revenue streams. This is an ideal pub for an experienced operator who knows how to make the most of every opportunity.

The bar in situated in the centre of the town of Strathaven (population 7,700) at the edge of river on Waterside Street. There is a strong provision for public transport within a short walking distance, with bus stops a short walk away serving local and regional destinations. The pub serves visitors to the town as well as residents who live on the outskirts – more than 50% of these are from Ab or C1 social class (managerial and supervisory jobs) and are around the 45-59 age groups. With many households owned outright, these are more mature professionals with a high disposable income – who would appreciate a pub offering a menu that’s a cut above the rest but still offers value for money.

“ We’re looking for someone who knows how to handle a multi-faceted business, someone who has the experience to earn income from every side of this pub’s offer. The business has demonstrated food sales over £3,000+ per week and with a little effort you can bring it back to these levels. ”
