HIVE PUBS - REFURBISHMENT PLANNED

The Derby Arms is a large Merseyside pub with a public bar, restaurant, function room, large garden and car park located in the large village of Knowsley. We will be completely refurbishing the pub, under our Hive pubs franchise concept. We will create a great wet led community local, serving a great drinks range, sport on TV, pool, darts and a pub classic food offer. A wonderful garden will be created with covered pergola and plenty of seating, with the wonderful view over open countryside exposed. The internal trade space will be transformed and have the flow and zoning improved. The newly created sports area will feature pool, darts and games machines. Additionally, the pub will have a new disabled toilet created and the trade kitchen will receive major improvements.

The Derby Arms is a beautiful semi rural pub on the outskirts of Knowsley Village. Situated on the main road between Prescott and Kirby and well served for transport links to Liverpool and West Lancashire being one mile from Junction 4 of the M57 and the East Lancashire Road. Knowsley Business Park is less than 1/2 mile away providing the potential to tap into the lunchtime trade for customers who may want to enjoy the views of the beautiful Lancashire countryside from the beer garden.

Hive Pub Franchise Agreements are an agreement for people who have Pub Management experience but are looking to find a simple way to run their own business without having a huge entry cost. You pay £5,000 entry fee and we take care of the property costs, energy bills and stock. We supply marketing, training, and ongoing support. You can expect to earn a guaranteed minimum income of £20,000 which is paid weekly (£385 per week). In addition, you'll be paid a percentage of weekly sales, known as the weekly turnover share, to cover your staffing costs. Bonuses are available based on business performance and standards audits. Private accommodation is provided where available.

Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

Following the refurbishment, as you enter from the front door, the bar will be ahead of you, with the sports area to your left and dining to your right. The function room and trade kitchen are on the first floor. There will be a front garden with picnic benches and large rear garden with pergola and an area laid to lawn. There is also a large car park on site.
