Hollington Oak
210 Wishingtree Road, St Leonards-on-Sea, East Sussex, TN38 9LB
FULLY REFURBISHED IN 2022
The Hollington Oak is ideally suited for an experienced pub manager to become a franchisee and grow the business as their own. Food experience is essential, as the pub's menu will need to be developed and refined in order to firmly establish itself within the local community. The operator should bring entrepreneurial flair to the business, creating a varied and engaging "rhythm of the week" through regular events, promotions, and activities that draw consistent crowds. In the summer, the pub’s large garden offers tremendous potential for hosting big events, requiring a management team that can think creatively and execute unique, engaging experiences for guests. This space is ideal for outdoor festivals, live entertainment, or themed gatherings, allowing the pub to become a go-to summer destination.

Location
St Leonards-on-Sea is a town and seaside resort in the Borough of Hastings in East Sussex. It has been part of the borough since the late 19th century and lies to the west of central Hastings. The original part of the settlement was laid out in the early 19th century as a new town: a place of elegant houses designed for the well-off; it also included a central public garden, a hotel, an archery, assembly rooms and a church. Today's St Leonards has extended well beyond that original design, although the original town still exists within it.

The Hollington Oak is a one-bar operation featuring a large trade kitchen, offering ample capacity for a diverse food menu that can be expanded to attract a loyal local clientele. The pub's layout is thoughtfully sectioned into three distinct areas: a pool and darts area for casual entertainment, a dining area for guests to enjoy meals, and a main bar area that serves as the central hub of activity. One of the pub's standout features is its spacious garden, which includes a patio adjacent to the pub and a large grassy area capable of accommodating 20 picnic benches. This outdoor space is ideal for hosting events, particularly during the summer months, allowing for both intimate gatherings and larger events. At the front of the property, there is parking for 25 cars, providing convenient access for guests, which is especially beneficial given the pubs potential to host large outdoor events and attract a wide range of customers.
