Red Lion
19 High Street, Wetherby, West Yorkshire, LS22 6LR
BUSY WET LED, TOWN CENTRE PUB
The Red Lion is a traditional, wet led pub in the West Yorkshire town of Wetherby. It is historically known for offering a great pint of real ale and there is the potential to expand this offer further. The pub is currently 90% wet led, with a small traditional food offer. There is real potential here to expand the food offering to appeal to new customers, potentially by introducing breakfasts. The pub is well regarded by the locals and offers a warm, friendly atmosphere. The pub is always a popular stop off on race days at the nearby racecourse, so maximising income on those days will be a key profit driver. A new operator will be able to concentrate on expanding the food offer, offer a great range of drinks in a competitive environment and offer occasional entertainment and live music.

Location
Wetherby is a market town and civil parish within the City of Leeds metropolitan borough, in West Yorkshire, close to the county's border with North Yorkshire and lies approximately twelve miles from Leeds, twelve miles from York and eight miles from Harrogate. Historically a part of the Claro Wapentake (as part of the parish of Spofforth) within the West Riding of Yorkshire, Wetherby is mentioned in the Domesday Book of 1086 as Wedrebi, thought to derive from wether- or ram-farm or else meaning "settlement on the bend of a river". The town was listed in the 2018 Sunday Times report on Best Places to Live in northern England. The Red Lion lies on the outskirts of the town centre, with plenty of passing footfall making their way into the town, which offers high street names, local shops and various pubs, bars and restaurants.
