You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5.000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The trade space is open plan and has been designed to support strong, sociable wet-led trading while still accommodating relaxed dining and live sport. A central bar anchors the room and provides clear sightlines across the pub, creating a welcoming, energetic atmosphere from the moment customers arrive. Increased high-level drinking space encourages casual visits and social occasions, while a newly created two-lane darts area sits comfortably within the main trading area, acting as a natural focal point without disrupting flow. Distinct zones allow live sport to be enjoyed without dominating the wider pub, ensuring the space works equally well for everyday drinking, matchdays and informal dining. Refreshed finishes, improved lighting, reupholstered fixed seating and upgraded AV complete a flexible, well-balanced environment built to maximise dwell time and repeat local trade.
