You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The main bar sits at the heart of the pub, surrounded by a comfortable transition area that provides relaxed seating and a natural flow through the venue. A dedicated pool and darts room adds a strong social‑sport element, appealing to league players and casual groups alike. The dining room offers a more settled environment for meals, giving families and diners a defined space away from the bar.
The 2025 refurbishment significantly elevated the outdoor offer, introducing covered pergola areas with lighting, TVs, furniture and planting, creating an attractive and weather‑resilient extension of the pub’s trading capacity. Additional outdoor drinking spaces sit near the entrance and in the garden, complete with picnic benches and ample seating, making the pub a go‑to spot in warmer months. Together, these areas give the Kingfisher a flexible, high‑quality trade footprint that supports dining, drinking, sports, entertainment and community events all year round.
