You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The Rock offers a spacious open-plan trade area centred around a single main bar, creating a versatile and welcoming environment that suits its role as a busy community local. The layout gives great visibility across the pub and works particularly well for sport, social occasions and relaxed everyday drinking, with plenty of scope to create atmosphere and encourage longer visits. Outside, the pub benefits from two garden areas, a patio and customer parking, adding further appeal and giving the operator flexible space to cater for a wide range of occasions and customers.
