You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The Victory offers a well‑balanced and versatile trade space designed to support a lively wet‑led pub with strong community appeal. The main bar sits at the heart of the building, serving a zoned interior that includes a dedicated sports area complete with TVs and space for darts, creating a natural hub for teams and match‑day occasions. Toward the rear of the pub is a defined food area, giving flexibility for casual dining, community groups and families looking for a relaxed space to enjoy the Hive Plus menu.
One of the pub’s strongest assets is its sizeable garden, which is set to be significantly improved under the planned refurbishment. The new layout will feature a refreshed patio, upgraded decking and a covered pergola housing a TV, enabling year‑round outdoor trading and enhancing the pub’s sports offer. The existing children’s play equipment will be improved and better zoned, creating a family‑friendly environment without compromising areas intended for adult socialising.
Additional features such as customer parking and ample seating make the pub easy to visit and accessible to regulars, passing trade and local groups. Together, the internal and external spaces create a flexible and welcoming environment that supports community events, sports occasions, casual dining and everyday social drinking, giving a committed operator plenty of room to shape a vibrant, well‑used local pub.
