You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The pub operates with a single bar setup and features a large kitchen capable of supporting food service for 91 covers. Inside, the space is thoughtfully divided to cater to various customer needs. At the rear, there’s a designated sports area equipped with a pool table, darts board, large TVs for Sky and TNT Sports, and gaming machines, creating a lively hub for sports enthusiasts. At the front, the pub offers a traditional dining atmosphere, welcoming guests into a cozy and classic pub environment.
Externally, the County Arms boasts two distinct garden areas. The first, located off the sports section, enjoys morning sun and features a large-screen TV and a heated pergola, making it a comfortable and vibrant outdoor spot. The second garden, on the west side of the pub, is larger and designed to capture the afternoon sun, making it a true sun trap. This space also includes a TV and a heated pergola, providing a versatile and inviting setting for patrons to relax and enjoy.
