You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The Gerard Arms offers generous, flexible trade space designed for both everyday locals and higher-energy occasions. Inside, the pub is arranged across two bars with a mix of raised and informal seating that helps create distinct areas for different groups, from relaxed daytime drinking and casual dining through to busy evening trade. A dedicated function room adds strong potential for private parties, community groups and bookable events, supported by a fully equipped trade kitchen and separate dining areas.
Externally, the pub benefits from a large rear beer garden with its own bar, creating a major opportunity for seasonal trading and outdoor-led events, alongside a customer car park with EV charging to support destination visits as well as local footfall. Overall, it is a substantial, zoned site that can be operated with clear rhythm through the week, maximising sport, darts, functions and garden trade without compromising the core “local” feel.
