You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The trade space at the College Oak is compact, practical and designed to work hard throughout the day. Internally, it centres around a combined bar and dining area that creates a strong social heart for the pub, complemented by a smaller sports and drinking zone that naturally comes into its own around live sport. Seating areas are distinct but well connected, allowing the space to flex easily from relaxed daytime food occasions to busier evenings and matchdays. Externally, the pub benefits from a garden and patio area that adds valuable seasonal trading space, supported by customer parking and a layout that suits straightforward, well-run operations focused on consistency and atmosphere rather than complexity.
