You will earn a percentage of net sales (paid weekly). In addition, you can earn up to £5,000 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £3,000 is payable on change day. This includes legal fees and start up training costs. An extra £2,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

Post‑refurbishment, the Clive Arms will offer a bright, modern and inviting trade space designed to elevate the experience of a sports‑led community pub. The long bar will be refreshed to create a stronger focal point, showcasing an appealing range of beers served at great value. A newly revitalised games area will enhance the social energy of the pub, featuring pool and multiple dart throws that encourage friendly competition and repeat visits. The introduction of a new pizza offer will add to the pub’s appeal, giving customers a simple, enjoyable food option that complements the lively atmosphere. The spacious rear garden, already popular with locals, will continue to play a key role in the pub’s identity, offering a relaxed, welcoming outdoor environment that broadens the trading potential. Overall, the refurbished trade space will feel contemporary yet comfortable, creating an energised, sociable setting ideal for watching sport, meeting friends and enjoying the refreshed offer.
