You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The pub features an L-shaped bar that is clearly zoned for both drinkers and diners, creating distinct areas for socializing and dining. There’s a lively games area equipped with a pool table, dart board, and TVs, offering entertainment for guests. A usable open fireplace is surrounded by dining-height tables, adding warmth and character to the space. This leads down to a large restaurant area, which can easily double as a function space for events, with double doors opening out to a raised patio and the rest of the garden, providing ample room for outdoor gatherings and relaxation.
