You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The refurbished trade area will feel significantly more modern and welcoming. The bar remains the central focal point, with improved zoning designed to enhance the flow of the pub and create a much better sport‑viewing experience. One side of the pub will continue to house the sports area, but with updated TV positioning and the introduction of darts alongside the retained pool table to create a livelier, more social environment. The dining space will become brighter and more comfortable, benefitting from clearer separation from the high‑energy sports side. A lower‑level dining area will be created specifically to ensure older customers have a calm, relaxed space. Large windows overlooking the garden will continue to give the restaurant side an open, spacious feel. First impressions at the entrance will be transformed by removing the outdated smoking shelter and refreshing the décor, signage and lighting throughout. Improved zoning will allow better navigation through the pub, with a more coherent link between the bar, dining and sports areas.
The outdoor trade space will be a standout feature. The front patio will be enlarged, the rear pergola enhanced, and the overall garden space uplifted with planting and high‑impact design to support Hive’s “Always Outside” ethos. The upgraded garden and patio areas will support strong year‑round trading and give the pub a visually impressive exterior presence.
