You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The trade space at The Lodge is open plan and designed to feel lively, social and easy to navigate, with an L‑shaped bar positioned at the heart of the pub to anchor the room and create a natural focal point. The layout allows clear sightlines across the trading area, helping to generate atmosphere and keep energy flowing throughout the space. Traditional pub features such as pool tables and a dartboard support a strong wet‑led and sports‑driven offer, encouraging dwell time and repeat visits. Externally, the pub benefits from two separate seating areas that extend the trading space and provide flexibility for relaxed daytime use, peak sporting occasions and seasonal trade.
