You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The White Swan offers a spacious, versatile and newly revitalised trade environment designed to support a lively, modern community pub. At the heart of the venue is a central bar that anchors the flow of the space, surrounded by a mix of vertical drinking areas, fixed seating and lower tables that create a natural blend of social zones for both casual drinkers and diners. A dedicated darts area and a well‑positioned pool table add to the energy of the room, giving the venue a traditional pub feel with year‑round appeal. Multiple TV screens throughout, complemented by additional external screens, create a strong sports‑led atmosphere and allow customers to gather for major fixtures across different parts of the pub. The layout is designed to feel open yet warm, encouraging long visits, group occasions and spontaneous mid‑week trade. The planned refurbishment enhances these features further, moving the site from its restaurant past into a true neighbourhood pub with a sociable, flexible trading space that supports events, live sport, relaxed evenings out and everyday community interactions.
