MANAGED OPERATOR AGREEMENT - PUB MANAGEMENT EXPERIENCE ESSENTIAL
The Maldon Grey is a great opportunity to operate your own Pub Business with our Pub Franchise Agreement. We will offer you a quality pub asset and set up the business for you and is an ideal way for experienced pub managers to run their own business. In return we will expect you to be energised and genuine with your customers, become an active part of the community and get to know your regulars whilst being nicely nosey. Live sports, pub food and regular events will be at the heart of the pub to attract a broad customer base.
Sudbury is a market town located on the Suffolk/Essex border. The Maldon Grey is on Cats Lane, which borders Sudbury from Great Cornard. There are over 800 houses within 0.3 mile radius and is very close to Chilton Industrial Estate. Sudbury is known traditionally for its Weaving business and as the birthplace of the Painter Thomas Gainsborough. The Town is approximately fifteen miles south of Bury St Edmunds and 15 miles North West of Colchester. There is also a Train station which links to Marks Tey, which has a direct link to London, so the Town is popular with commuters.

Pub Franchise Agreement is an agreement for people who have Pub Management experience but are looking to find a simple way to run their own business without having a huge entry cost. You pay • £5,000 We give • Greene King sets up the pub and takes liability for the property and pays all running costs including stock. • We also supply marketing, training and ongoing support. You get • You’ll be paid a management fee of £20,000 so you will have a guaranteed income. • You will be paid a percentage of weekly sales known as the variable management fee. • You can earn bonuses based on business performance and standards audits. • Private accommodation where available.
Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £2,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

You will need to estimate the turnover you expect to achieve from the pub, with regard to food and accommodation (if applicable). Barrelage figures are given to assist you with calculations. All figures represent products bought from Greene King only. **Please note trading volumes for year 2020 are for part year trading and reflect the impact of closure during the Covid 19 pandemic**

The private accommodation is generally in decent condition. There are three bedrooms, a large lounge with modern fitted Kitchen off, seperate bathroom and toilet.
I am seeking an experienced couple or individual with pub management experience who can meet our licensee profile and effectively deliver the offer within our franchise agreement. The Pub Franchise Agreement allows those with the relevant experience to launch their own business, without the high costs or risks of a traditional tenancy.
