The Maldon Grey in Sudbury is an exciting opportunity to run your own pub business, with a lower risk level than a traditional tenancy agreement with our Hive pub franchise agreement. You will be responsible for driving sales, offering memorable customer experiences and motivating your team, whilst Greene King take care of the majority of operating costs, provide all the products you need and set the business up for you. This pub would be ideal for any experienced pub manager, looking to do things their way and escape the restrictions of employment. The pub was fully refurbished in 2021 following a period of closure and is established in the local community as an excellent wet led pub known for live sport, entertainment and its large beer garden.

Sudbury is a market town located on the Suffolk/Essex border. The Maldon Grey is on Cats Lane, which borders Sudbury from Great Cornard. There are over 800 houses within 0.3 mile radius and is very close to Chilton Industrial Estate. Sudbury is known traditionally for its Weaving business and as the birthplace of the Painter Thomas Gainsborough. The town is approximately 15 miles south of Bury St Edmunds and 15 miles North West of Colchester. There is also a Train station which links to Marks Tey, which has a direct link to London, so the town is popular with commuters.

Agreement

Hive Pub Franchise Agreements are an agreement for people who have Pub Management experience but are looking to find a simple way to run their own business without having a huge entry cost. You pay £5,000 entry fee and we take care of the property costs, energy bills and stock. We supply marketing, training, and ongoing support. You can expect to earn a guaranteed minimum income of £20,000 which is paid weekly (£385 per week). In addition, you'll be paid a percentage of weekly sales, known as the weekly turnover share, to cover your staffing costs. Bonuses are available based on business performance and standards audits. Private accommodation is provided where available.

Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

As you enter the pub from the front door, you will find the bar in front of you, with dining area to your righthand side. To your left is the main drinking/entertainment area, with TV screens, pool table and dart board. To the rear of the pub is a large garden, which is predominately laid to lawn with a larger shelter featuring heat, light and TV screen. There is also ample outdoor tables and chairs, as well as a car park.
