MANAGED OPERATOR AGREEMENT - PUB MANAGEMENT EXPERIENCE ESSENTIAL

The Maldon Grey has been a very successful, established business and the new works being undertaken will help the next business owner with vision to take it to the next level. The site is Grade II Listed Building and sits within a very extensive housing area so there is plenty of potential for trade and it is due to undergo an internal refurbishment along with improvement works to the garden area. Internally the site benefits from zoned trade areas. The dining areas seating approximately sixty four customers and the bar side a further twenty six customers along with a dart throw and pool table. Internally the premises are going to be fully refurbished with new carpets, full re decorations, new window dressings etc to give a warm vibrant feel. Externally there will be a new oak framed, pitched roof structure that will create a covered seating area for the customers and will include an outside television. The area will also be heated for all year-round use. There will be an open pergola structure to the current patio area that will also be heated and lit with new festoon lighting. To qualify to enter into this agreement you must have pub management experience and be prepared to be an integral part of the local community and able to drive and promote a regular calendar of events, whilst offering a good quality pub food offer. You must be able to manage a strong team, promote the pub actively on social media and connect with the community regularly. Location

Sudbury is a market town located on the Suffolk/Essex border. The Maldon Grey is on Cats Lane, which borders Sudbury from Great Cornard. There are over 800 houses within 0.3 mile radius and is very close to Chilton Industrial Estate. Sudbury is known traditionally for its Weaving business and as the birthplace of the Painter Thomas Gainsborough. The Town is approximately fifteen miles south of Bury St Edmunds and 15 miles North West of Colchester. There is also a Train station which links to Marks Tey, which has a direct link to London, so the Town is popular with commuters.

As you enter the Maldon Grey from the main front door, there is a large single bar area. There are approximately one hundred food covers. The toilets are located to the opposite end of the bar. At the rear of the trade area, there is an entrance to the gardens. Behind the bar, there is the commercial kitchen, with a small office off. Externally, there are two gardens, one to either side and both laid to lawn. There is a children’s play area in one garden and picnic benches in both. The car park to the rear has approximately twenty eight spaces.
